Is the application fee refundable?
Once the application has begun to be processed, the fee is non-refundable.
What documents are required to complete my application?
We require a valid copy of your Driver’s License, a full month of paycheck stubs, or THREE FULL bank statements. Should partial documents or screenshots be sent, your application will be marked as incomplete, and we will move to the next application in the queue.
Do you require applications from all adults who will reside in the household?
No. We only require applications from those who would like to be listed as the financially responsible party. All other adults or residents will be listed as additional occupants.
How do I make my rental payments?
Rental payments can be made online through your tenant portal. In addition, cashiers check or money orders can be dropped off at our office located at 8379 West Sunset Road Suite 100 Las Vegas, NV 89113. Please note*** If payment is mailed in, payment must be postmarked on or before the 3rd of the month or payment will be considered late and additional fees will be assessed.
What forms of payments do you accept for payment?
Our office accepts online payments, cashiers checks or money orders. CASH IS NOT ACCEPTED
How do I submit an alteration request?
Alteration requests will be submitted through your online tenant portal under maintenance requests. Alterations MUST be approved by the property manager and an alteration addendum must be fully executed prior to any alterations taking place, otherwise you may be found in lease default.
I submitted a pet/non-pet application when I applied for the property. Does this have to be renewed? What is the cost for renewal?
Pet and Non-Pet Applications are required to be completed each year with your renewal. The initial cost of the pet application will remain the same for the renewal.
How do I submit a maintenance request?
Maintenance requests MUST be submitted through your online tenant portal. A response will be received based on the severity of the request but will be received no later than 24 hours of the submission.

What are your business hours?
Office hours are Monday through Thursday 7:30am- 5:30pm and Friday 9:00am – 12:00pm Noon. We are closed weekends and holidays.
If the office is closed, how do I contact a member of your office?
Should you need to contact our office during non business hours please submit a maintenance request for after hours emergencies only. All other inquiries will be handled on the following business day.
